Ryder Commercial is far from a sales and leasing agent or simple rent collector in respect to the clients and the properties for which we are involved. Rather, we see our role as locating and securing property investment opportunities for our clients and adding value through refurbishment / development, letting up at market rentals, rent review negotiations or indeed, other proactive and aggressive property management strategies.

We are also able to source and co-ordinate a huge range of related investment, development and building consultants in order to achieve the stated aims of our clients and maximise returns on investment portfolios.

  • Negotiated purchase on behalf of overseas client - $20.40 Million.
  • Appointed as owners representitive. Project managed and supervised ground floor refurbishment - $400,000.
  • Project managed and supervised full recommissioning of all building services - $1,000,000.
  • Supervised full letting up of property including marketing and leasing strategies, negotiations and finalisation of documentation with retained legal representatives. Total Building Area 22,100 M2.
  • Co-ordinated and negotiated major town planning masterplan including direct negotiations with Minister for Planning in respect to open air car park.
  • Project managed construction of 150 bay open air car park - $450,000.
  • Conducted car park leasing tender including finalisation of all negotiations and finalisation of documentation.
  • Established on site Building Services Manager / Security Personell.
  • Established all matters concerning ongoing building and services maintenance.

  • Conducted  review of property information / detailed property inspections and assessment

  • Conducted review of all contract and section 32 documentation.
  • Negotiated terms of purchase on behalf of client (subject to Due Diligence) – Purchased $5.20 Million.
  • Conducted all aspect of Legal and Physical due diligence.
  • Engaged Quantity Surveyor to prepare Property Tax Allowance Schedules.
